FOR MELBOURNE BUILDERS
Know what needs attention before the membrane goes down.
Send me your balcony plans. I’ll review the proposed waterproofing system, critical details and site setup with more than 10 years of installation experience behind me.
Then we’ll have a simple conversation about anything that requires attention.
Send through the best plans or details you currently have. I’ll review them and get in touch.

THE HIDDEN RISK
Once it is covered, the most important details disappear from sight.

Preparation, drains, penetrations, corners and junctions can no longer be properly inspected.
If something was missed, it may only show up later as a leak, callback, delay or expensive rework.
Plans can still be discussed before install, and the membrane can still be checked while it is exposed.
You have enough moving parts on a build. Waterproofing should not be the one you are second-guessing after it disappears.

The worst waterproofing problem is one that could have been caught before the screed, tiles or pavers went down.
A finished balcony can look perfect. That doesn’t tell you what happened underneath.
The best time to find a waterproofing issue is while you can still see it.
WHAT I REVIEW
Send me the plans. I’ll tell you what stands out.
I’ll look over the proposed waterproofing before I get in touch. I’ll be looking at:
The system currently proposed
What is specified now and whether it makes practical sense for the job.
System options
Whether liquid, hybrid or an ARDEX sheet membrane deserves consideration.
Substrate, preparation & sequence
The surface, prep requirements and where waterproofing sits in the construction program.
Anything that needs clarifying
Details that may need another look before the work begins.
Critical details
Junctions, corners, penetrations and drains that deserve attention before installation.
Material & technical questions
Any practical questions you want answered before the project moves forward.
Once I’ve checked everything, we’ll have a simple conversation about anything that requires attention. You’ll know what needs clarifying, which direction may suit the job and what the next step should be.
This is a practical waterproofing review for an upcoming project. It is not engineering, architectural design or formal design certification.
CHOOSING THE SYSTEM
Not every balcony needs the same waterproofing system.
I’m not going to tell every builder they need the most expensive option. The right system depends on the plans, substrate, exposure, detailing, construction program and budget.
Liquid Membrane
A familiar system that may suit the project when the substrate, preparation and detailing support it.
Hybrid System
ARDEX sheet reinforcement at critical junctions, combined with a compatible liquid membrane where the project calls for added protection.
ARDEX Sheet Membrane
A complete sheet membrane system that may suit higher-risk or more demanding balcony conditions.
↳ The purpose is to understand the job first. The job decides.
CHOOSING THE SYSTEM
We don’t just slap membrane on and hope for the best.
I’ve been waterproofing for more than 10 years, and our team has handled balconies, rooftops, planter boxes and major below-ground work.
We’ve been through the ringer. We know where details get missed, where following trades can create problems and what needs to be questioned before the work disappears from sight.
Our experienced installers lead the work. You get the same established team, clear communication and work that is photographed and checked while it is still exposed.
Same established installers
The same experienced team from start to finish.
Photos & QA documentation
Installation photographs and QA documentation while the work is exposed.
Certificates
Installation and compliance certificates.
Warranty assistance
Applicable warranty assistance where relevant.
The goal is simple: you should be able to say, “Mate, leave it with them. They’ve got it covered,” and move on with the build.
Checked before it gets covered
Before we hand the area back, our team checks the critical details, photographs the finished installation and deals with anything that needs attention while the waterproofing is still exposed.
That gives you a clear record of what was completed before screed, tiles, pavers or following trades go over it.
Steve, TCM Building Group
"I have been using Sam and Armoured Tanking for several years now. Great service, friendly and helpful people with work completed on time with no fuss."
Wade Harris
"Been using Sam and the team at Armoured for around 7 years and find them to be very professional and knowledgeable."
Fabien Pataud
"Massive thank you to the team at Armoured tanking. These guys not only love what they do they are the best at it too!
We have had jobs done previously where water proofing was rushed and corners were cut. It ended up costing us thousands in repairs. A friend got us in touch with Sam and his team ans from the first meeting we knew these guys were not only capable but they wouldn't let us down."
Declan Fowler
"Have been using Sam & team for 7 years now. Rare you find a company that consistently goes so far over and beyond to get the job done while maintaining the quality. Cannot recommend enough."
CHOOSING THE SYSTEM
Here’s what happens after you submit the plans.
1
Send the plans
Send the relevant plans, tell me exactly what you need and include a clear markup showing the balcony or waterproofing area you want me to review.
2
I review them
I’ll look over what is being proposed and note anything that deserves attention.
3
We have a conversation
I’ll get in touch and we’ll talk through the details, materials, system options and anything that needs clarifying.
4
We quote the right direction
If the project suits our team and you want us to price it, we’ll prepare the appropriate quote. Where useful, liquid, hybrid and ARDEX sheet membrane options can be quoted separately.
This is designed for:
-
Melbourne builders, construction managers, project managers and site supervisors
-
Upcoming balcony waterproofing that has not been covered
-
Projects with plans, details or useful markups available
-
Builders who value quality, planning, communication and a reliable team
This specific path is not designed for:
-
Selecting a waterproofer only by the cheapest square-metre rate
-
Formal engineering or architectural design certification
-
Diagnosing an existing covered or leaking balcony — use the general enquiry path for that work
